Project Description: At a lakeside setting in Milton Keynes, McCann Homes is designing and building 116 new homes - 83 for private sale and 33 for affordable housing, up to five stories. The requirement for 30% affordable housing for New Build Homebuy and Affordable Rented is integrated within the project on a ‘tenure blind’ approach.
Project Challenges: This significant challenge sees us working in close partnership with Affinity Sutton and Jefferson Sheard Architects to fully integrate the tenures and the differing performance criteria. We’re also keen to maintain an integrated approach and deliver high quality to the overall project within budget.
The design and construction challenges of building up to five stories in curved sweeping terraces which replicate the natural curvature and setting of the banks to Caldecotte Lake are huge. To help achieve this, the design for the project incorporates a subtle mix of natural external finishes, colours and textures including natural brick, stone and cedar cladding to harmonise it within the open spaces. A variety of designs has been used to help with the integration and these range from interpretation of traditional to modern architecture to the use of varying scale from two stories up to five stories against the waterside to create a sense of natural perspective. A sense of place and identity is created through the buildings’ detailing, uniting them in a family group with different characters.
The project has been very sensitive in design terms, and the Local Planning Authority, local residents and the community in general were consulted. McCann Homes recognised the sensitive nature of the project at an early stage and spent nearly two and a half years in consultation with all stakeholders through numerous public meetings before finalising the scheme’s design, dwelling mix and tenures.
