Project Description: The Ivel Court Neighbourhood Centre, constructed in 1960, was brought forward for re-development as part of plans by the Local Authority and North Hertfordshire Homes to eradicate increasingly under-utilised and derelict areas.
It was decided that the site could also accommodate additional homes to help cross-subsidise the scheme and create a more balanced community. When completed, the new scheme will provide 59 new homes, 25 for affordable housing and 34 for private sale in conjunction with new enveloping works to the existing Ivel Court block and reprovision of community and retail facilities.
McCann Homes won this project in a competition based on design, price and quality submissions, developed in partnership with North Hertfordshire Homes and The Design Partnership. The works will be carried out in 5 phases:
• Phase 1 – Demolition of redundant garages followed by construction of Affordable Housing.
• Phase 2 – Enabling works and installation of temporary accommodation for the Community Centre.
• Phase 3 – Construction of new Community Centre, Supermarket, Retail Units and Affordable and Private flats.
• Phase 4 – Relocation of existing Retail Units and Community Centre into new premises and demolition of existing.
• Phase 5 – Extension and refurbishment to existing Ivel Court.
Project Challenges: The majority of project challenges centre around our continued management and integration of the various stakeholders expectations.
