Project Description: Demolition of a redundant bowling alley and construction of 5 and 6 storey blocks to provide 112 flats together with a new community centre and re-provision of local supermarket parking and access. The scheme offers a mix of 1, 2 and 3 bed accommodation for affordable housing and provides affordable
rent, key worker and shared equity homes.
Project Challenges: The combined challenges of constructing extensive accommodation and facilities on a restricted site within a restricted budget to a tight frame and superior quality standards provided the catalyst to adopting an innovative combination of framing solutions for this project, including reinforced concrete, timber and structural steel framing.
Provision of adequate parking on the site necessitated the construction of below-ground basement car parking facilities using continuous flight auger secant piling techniques. A concrete frame has been used to provide structural framing to the basement and lower stories and provide a platform for incorporating timber frame on the upper stories, together with structural steel members to optimise the build programme and MMC requirements while offering a cost-effective design solution.
The incorporation of different framing solutions at upper and lower levels has enhanced the design quality of the building facades through the introduction of varied external finishes, colours and textures including terracotta tile hanging, render and timber cladding.
