Project Description: Construction of a four-storey building on a small town centre site to provide 14 two-bedroom self-contained flats for shared ownership.
Project Challenges: The main challenges of providing affordable housing on this small town centre site centered on the requirement to construct as cost effectively as possible and optimise the accommodation provision. The solution for delivering the most economic option comprised the design and construction of a raditional masonry envelope with steel reinforcement to counter disproportionate collapse.
Optimum construction utilising traditional masonry up to 4 stories necessitated the use of crane facilities, but the town centre location prevented regular visits from mobile cranes and so a tower crane facility had to be incorporated, though there was insufficient space on the site outside the building envelope.
The solution to this involved designing and constructing the central core of the building around the tower crane. The tower crane was installed within the central core location after completion of groundworks and became gradually incarcerated by the masonry construction as the superstructures were completed. The crane was disassembled and lifted out of the central core immediately prior to completion of the roofing works.
The utilisation of traditional construction allowed enhancement of design quality to the building facades through the introduction of varied external finishes, colours and textures including render, brickwork and timber cladding.
