Doors
Internal doors are of a two panel design with chrome furniture. Part glazed front doors are panelled and stained teak with chrome furniture.

Ceilings
All provided with a traditionally smooth finish painted white, with convex cornice to all rooms except kitchens, utility rooms, bathrooms, en-suites and ground floor WC.

Decoration
All internal walls are to be finished in gardenia, with the internal woodwork and doors in satin white.

Windows
All windows to be timber sealed double glazed units, stained teak externally.

Insulation
All McCann homes are designed to high energy efficiency standards using the government approved National Energy Rating Scheme. External walls, floors and roof spaces are fully insulated to the latest NHBC regulations.

Security
Each house will be wired to take a key and entry/exit alarm system. Mains powered smoke detectors will be provided to all floors.

External
Front and rear gardens will be turfed and landscaping will be carried out in accordance with the approved landscaping plan, which can be viewed in the sales office. Rear paths and patios are to be buff coloured, pre cast riven paving slabs. All gardens are enclosed by close boarded fencing and outside taps and water butts are provided to all houses. Garages only will be supplied with power and light.

Kitchens
Thoughtfully designed kitchens, chosen from our range of distinctive options with laminate upstands to work surfaces. Each of the houses is to be fitted with a stainless steel oven and gas hob . There will be a stainless steel and glass chimney extractor hood, together with a fully integrated washing machine (except Plots 3, 6 & 16), dishwasher and fridge/freezer.

Bathrooms
All bathroom suites will be white with chrome fittings. Ensuites will have a shower fed from a direct mains pressure cylinder.

Wall Tiling
A wide choice is available from the Porcelanosa range. Bathrooms and en-suites are half tiled to walls containing sanitaryware and fully tiled in shower areas.

Central Heating
Each home will have a gas fired central heating system.

Electrical
A generous supply of power points and lights, as well as BT and TV points are provided throughout. All houses will be wired for digital TV and will be connected to MKTV Cable. All appliances in the kitchen will be wired back to a named grid switch. There are recessed downlighters to the kitchen, bathroom and en-suite and a shaver socket will be provided to the bathroom/en-suite.
